Council DA Estimates
Getting your development application across the line
Our team has worked with many architects, project managers, builders, owners, and developers to establish cost reports as part of the council development application (DA) process.
Often referred to as Section 7.12 (formerly Section 94a), the process involves collecting estimates for the purpose of determining the value of fees and contributions levied under the Environmental Planning and Assessment Act 1979.

- Measure gross floor areas in accordance with the ‘Method of Measurement of Building Areas’ in the AIQS Cost Management Manual.
- Calculate development costs in accordance with development costs outlined in clause 25J of the Environmental Planning and Assessment Regulations 2000 at current prices.
- Prepare registered quantity surveyor’s cost reports in accordance with the AIQS Cost Management Manuals and local Council’s requirements.
